Title Products
Providing a full suite of title search, title service and other title products, as well as a wide range of turnkey closing and escrow services, Equity National is a convenient and secure resource. We offer you a cycle time as short as four hours from clear-to-close so you can close more loans faster.

Equity National has turn times we are proud of –they may not be the fastest, or the slowest in the industry, but you can be assured they are among the very best. Although it’s great to claim the ‘shortest turn times', it’s equally important to provide quality of reports and delivery. We create an overall experience that encompasses all details of a transaction into a ‘total package.’ To truly provide best-in-class settlement and valuation services, all aspects of the transaction must be accounted for and considered equally important. 

Property Report/ Current Owner Search/ O&E (Owner & Encumbrance)
A report of current vested ownership, any mortgage liens or tax liens, which were filed in the public land records in the county courthouse subsequent to the date most recent transfer deed was recorded.

Further requirements:

  • Deed Info: Grantee, Grantor, date of deed, date deed recorded, consideration, deed book and page, and legal description including section, lot, block, parcel/tax ID, size, ward/subdivision, township (as applicable).
  • Tax Assessment Info: Total land assessed value, total building assessed value, and total assessed value; total annual amount of property taxes if applicable and available at the county courthouse. The report will also disclose any taxes that are currently due (open) or past due, the amount due and tax year or due date.  (Note exception:  There are counties and/or tax assessing authorities from whom we are unable to obtain verbal tax information without prior request and/or prepayment for tax certification.)
  • Mortgage Info: Mortgage holder, mortgage book and page, mortgage amount, mortgage date, mortgage recorded date, assignments if any, and any comments applicable to the mortgage. The report will indicate if the lien is an open or closed-end mortgage.
  • Legal Description: If the legal description is a lengthy “metes and bounds” description, the property report will refer back to the deed and applicable recording data where the full metes and bounds legal description can be found (unless the local jurisdiction requires a full metes and bounds description as an attachment to the mortgage). If required for recording purposes, a full metes and bounds legal description will be provided.

Comments: If grantee name is different than ordered, Equity National will notate this is in “additional recording information”. If the spelling of the customer’s name on the deed is different than the order, we will notate this in “additional recording information”. If assessed address is different than address ordered, we will notate this in “additional recording information”

Title Insurance

Because Equity National has a title insurance underwriting division, we offer exceptional flexibility in title products and agency coverage. In addition, we have relationships with multiple title insurance underwriters across the country, greater options translates to innovative solutions for you. A search is performed for the subject property and a title insurance commitment is developed identifying information found in the real estate records to show ownership, give description on the property, and may include requirements that must be met in order to issue a title insurance policy.

Our range of products includes deed reports, property reports, title commitments and deed preparation services. EN's in-house team manages quality control document recordation with our offices and agents to ensure that instruments are properly recorded. EN is dedicated to ensuring that the equity position in each mortgage transaction is fully protected. All commitments are insured through our trusted partners who are the largest and most reliable title underwriters in the country.

Title Insurance insures against loss from defects in the title to the property and unknown liens, exceptions and similar problems, which could affect marketable title.

Equity National will provide two title insurance products:  Title Search with Insurance for refinance and equity, and Title Search with Insurance for a purchase transaction.  Each order for title insurance will provide the following:

Commitment

  • Shows the certified owner, legal description, tax information, liens, judgments and mortgages
  • Indicates which conditions must be satisfied in order to clear title
  • Indicates if other information is required (i.e. affidavits, resolutions, mortgage satisfactions, etc.)

Mortgage Filing

  • Includes search of the public records from the effective date of the report or commitment through the current “as of” date of the appropriate county courthouse (optional)
  • The mortgage will be recorded and returned to the Client by the applicable county registrar

Title Policy

  • Shows the terms and conditions of insurance
  • We will issue an ALTA Lender’s Short Form Policy electronically in all states where it is available
